So, back in January I made a list of the most expensive single family houses for sale in Naples. Here we are now, and most of the listings have changed. Everything is selling, regardless of price. Did you see this one that sold in the Port Royal section of Naples?

The housing market in Southwest Florida seems to be ignoring the rising interest rates, and the warnings of a possible recession. There seems to be some FOMO, because the prices just seem to keep going up with no end in sight. Florida is the number one state to retire to, and if you’re coming down with deep pockets, I’ve compiled a list of the 10 most expensive houses for sale in Naples right now.
So maybe you were that lucky person in Arizona and just won the Powerball and want to check out houses for sale in Naples. Or a big raise at the job. No problem, but if you’re looking to finance, better do it quick because interest rates are likely to keep going up. Financing a 30 million dollar house is roughly $150,000 a month for principal and interest. I don't think they do PMI on loans that big so you better bring something to put down. Don’t forget the taxes, and since many of the homes are on or very near the beach – there’s a lot more upkeep involved. That salt water takes a toll. You live in Naples long enough you'll see mansions bulldozed and rebuilt.
Many of these homes are pending or even contingent. The Naples market is still hot right now, so if you see something you like best to grab it quick. Shout out to my realtor neighbor Mark, who drives an obnoxious Black Corvette that looks like the Batmobile. He also just got all new furniture in his house, so I know those commission checks are rolling in. I should have been a realtor.
I did a search on Realtor.com for properties in Naples over $900,000 and it came back with 1,545 results. That's about 500 more than there was in January. Because the prices keep going up. I’m way too lazy to write an article that long, so just to whittle this down, let’s just look at the ten most expensive properties for sale today. And get this - all 10 are MORE than 20 million.

Someone bought this for 15 mil just one year ago.
9. 818 Nelsons Walk - $24,750,000
This was just listed this morning.
8. 555 Kings Town Dr - $24,900,000
They're not even gonna let us see what it looks like, because we can't afford it. Ha.
7. 970 Aqua Cir, Naples - $25,000,000
This one has an outdoor kitchen bigger than my indoor kitchen.
6. 3701 Nelsons Walk - $26,000,000
I think I saw this place on one of those Pure Florida sightseeing tours that sail out of Tin City.
5. 4115 Cutlass Ln - $26,900,000
This is listed as a 'new construction opportunity'. I'm gonna need someone smarter to explain.
4. 3595 Gin Ln - $27,900,000
This sold for 11.3 million last year. I'm guessing they did some renovations.
3. 1330 Galleon Dr - $27,900,000
Band new for those of you who don't want to live in a 'used mansion'.
2. 1700 Galleon Dr - $29,950,000
Someone bought this 5 months ago and is looking to make 12 million on the flip.

That's right. 35 million. You could send the entire day just cleaning the windows.
